Cardigan Road is an small building housing 10 student family tenants. We ask all tenants to take pride in the building whilst living there and make it their home.

Your responsibilities - If you see litter in the garden or the communal areas, pick it up and put it in the bin. Respect your neighbours when it comes to noise levels and have consideration when using any communal spaces. If you have a balcony, take care to ensure it looks presentable.
Report any repairs or damage to Unipol, so we can keep the building well maintained and a pleasant environment for all tenants.

Reception - This development does not have a reception. The main office is on Woodhouse Lane. Find out how to report a repair here
Internet - is provided by Optify and included in the rent. In your key pack there will be a leaflet with instructions how to register and log onto the network. If you have a problem with the internet service , Optify will provide support to resolve this. They can be contacted by phone, or email. Call Optify support on 0300 103 0051 or Email Customer Support

Cardigan Road
Mail and parcels - General post (letters and parcels that can fit through the letter box in your door) is delivered directly to flat doors by Royal Mail.
Private couriers will use the intercom to ring flat doors to deliver. If no one is home the driver will leave a missed collection note in the communal area of the block
Fire alarms - Each flat has a smoke and heat detector and the communal areas are covered by smoke detectors. The system and sounders are tested annually.
Security - has one point of entry, via the car park gate and pedestrian gate next to it. From the car park you approach the building, which has an entrance for each block. This entrance is secured by a key lock, and each flat is then secured with a further lock. Each flat is fitted with a burglar alarm system, the code for which will be supplied with your key pack. Please ensure to set this when leaving the property empty, as it does not automatically activate. CCTV is provided which covers the car park, building entrances, and rear of the building.
Outside facilities including gardens - There is a private garden and children's play area. There are benches and for residents to use. There is also a free library box for a “take a book, leave a book” service.
Parking and bikes - There are 10 permit spaces at Cardigan Road. The parking permits are on a ‘first come first served’ basis and paid for on an annual basis. The car park is secured with gate and lock and permit holders are issued with a key and need to open and close the gate manually. Permits must be displayed in car windscreens.
There are 2 bike storage bins onsite. These are allocated on a ‘first come first served’ basis and are free to use.
Energy information for Cardigan Road- Tenants can opt to pay for their own gas and electricity costs directly to a supplier or continue to get their supply administered through Unipol

Over the colder winter months we expect families to use more than the monthly billing amount but over the summer months you may use less.

Communal cleaning - Cardigan Road stairwells are cleaned once a week by professional cleaners. This happens every Wednesday.
Local amenities - you are well placed for a number of shops and facilities. There is a Co Op a few minutes up Cardigan Road for groceries. If you head down the hill to Kirkstall Road and turn right, there is Cardigan Fields retail park, which includes a cinema, gym, Aldi supermarket and various food outlets.
Health - there is a pharmacy on Cardigan Road for medical supplies and prescriptions. Burley Road Medical Practise is the local GP (general practitioner)
